Terms & Conditions of the “BELLA VISTA” Apartment VV.MU.290-2
Definitions:
Tenant – a person staying in the apartment for a fee
Landlord – the owner of the apartment, who makes it available to the tenant for a specific material benefit, in the amount agreed in a mutual agreement.
Apartment – premises intended for holiday rental, located at Calle Gongora 34B 4-3-5. Mar De Cristal, 30384
Resident – the person responsible for check-in and check-out of the tenant and staying in touch with the tenant during the stay in the apartment
Payment for the stay
The payment consists of two parts:
The first part is a deposit (deposit) and is payable upon arrival in the amount of € 200. The deposit must be paid within 7 working days after booking. If the payment is not made within the given period, the reservation is canceled.
The second part is the full rental amount, payable up to 14 days before the start of the rental on account or payable on arrival in cash.

We accept payments in Euro, pounds and zlotys after prior conversion and agreement on the terms and conditions.
Failure to meet the payment terms:
The tenant is obliged to make timely payments for renting the apartment. In the event that the tenant does not meet the payment terms, the landlord retains the right to keep a deposit for handling fees. In the event that the tenant does not arrive on the agreed date and cancels his stay, the deposit is forfeited to the landlord.
Check-in and check-out time:
Check-in: takes place every day of the week from 15:00. Early check-in is possible only if other guests have not checked out on a given day and after prior arrangement with the landlord.
Check-out: takes place every day of the week until 11:00. Later check-out is possible only if there are no other guests on that day and after prior arrangement with the landlord.
Standard check-in and check-out times apply if the change of check-in and check-out times has not been agreed in advance.
Damage deposit
The deposit is payable at the time of booking.
The deposit is refundable after the property has been checked out and checked in the presence of guests.
A damage deposit can be used to cover the cost of damage to your apartment during your tenancy.
Number of people and personal data of tenants
Tenants are required to provide the landlord with information about the number of people who will be staying in the facility, including adults and children, together with detailed personal data, such as: name and surname, address, email address, contact telephone number and passport number or ID card for registration at the police station.
In the event that the lessee does not comply with the point, the lessor has the right to terminate the lease at any time with immediate effect, without the possibility of reimbursement of the costs incurred.
No smoking
Smoking is strictly forbidden in the apartment.
Smoking is only allowed on the terrace.
The owner of the apartment has the right to charge the tenant for damages caused by failure to comply with the smoking ban, such as: washing beds, washing upholstery, refreshing rooms, or replacing burnt things. The costs incurred as a result of the damage caused will be deducted from the damage deposit.
Animal stay
The landlord agrees to the presence of pets in the apartment after prior arrangement with the landlord.
The landlord has the right to charge the lessee with the costs for damage caused by the animal, such as: washing beds, washing upholstery, renovating rooms, or replacing things damaged by the animal. The costs incurred as a result of the damage caused will be deducted from the damage deposit.
It is forbidden to take animals to the common areas (swimming pool and the area near the pool), it may result in a fee and a fee for cleaning and disinfecting the area.
Handing over the keys
Keys: The tenant receives a set of keys at check-in and payment of the remaining amount. At the tenant’s request, an additional set of keys can be provided. Tenants become responsible for them when they collect the keys. The keys may not be copied, borrowed, destroyed or made available to third parties. If the keys are lost, the landlord reserves the right to charge the tenant. Costs will be deducted from your € 100 damage deposit. The tenant will also have to pay a fee in the event of: locking the keys in the apartment – in the amount of € 25 payable upon opening the door. In the event of non-payment, the landlord reserves the right to deduct the costs from the deposit paid against damage.
Access at the request of or through the fault of the tenant – in the event that the resident is forced to visit the property due to the tenant’s fault, the tenant is obliged to
a fee of EUR 25. This amount should be paid on the spot upon the resident’s arrival. In the event that the payment is not made, the landlord has the right to deduct the equivalent amount from the damage deposit.
Compliance with the rules in force in the building and in the pool area
The tenant is obliged to:
Taking care of the cleanliness of the complex, swimming pool and apartment.
Take garbage to containers in designated areas.
Getting acquainted and applying the rules of using the swimming pool, complex and apartment.
It should be taken into account that the apartment is located in a closed holiday complex, therefore it is important to follow all the rules governing it and to adapt to the hours of curfew from 22 to 7 am (these hours may change during the holidays).
It is forbidden to organize any events.
Failure to comply with the curfews (events) results in an immediate departure from the apartment without a refund.
Any interventions by the caretaker of the apartment due to the guest’s failure to comply with the rules of the swimming pool, complex or apartment will result in a deduction of EUR 25 from the damage deposit for each intervention.
